i3 is developing a Second Phase Class A Medical Office Building to create a medical campus in the City of Spring Valley Village, TX.  The site is located on the north side of Interstate 10 W between Loop 610 and Sam Houston Tollway, the epicenter of growth for the greater Houston MSA.  It provides convenient access to the major hospitals in West Houston and Katy, as well as the Texas Medical Center.  The I-10 corridor has continued to see demand for businesses to have a physical presence with easy access. 

 

The new Medical Office Building would be a complimentary design of our existing 2014 podium-style building with three levels of rentable office space boasting a total of 81,500 SF gross above a four-story parking garage.  A portion of the building being wrapped in curtain wall for unencumbered views towards the Galleria and downtown.  The majority of the building will be metal panel and brick facades with punched openings.  Similar to the existing Phase I, the lower garage floors will have a perforated metal screening.  The rear of the structure is designed to be stair-stepped to soften the interaction with the surrounding residential community.  The additional 1.17 acre site would connect to the adjacent building with a contiguous front drive access providing synergy between the buildings and medical practices.
